At 12 weeks, a new home has cycled through at least one season which has allowed the home to move and settle. If there are any items that require repair that are covered under warranty, this is a home owner’s first opportunity to get these action items completed. We will also repair any wall dings and scratches that occur during moving at this time!

There are SO many things to learn about your home and how it operates. Water, gas, and electric are all turned on, and your site builder will spend time with you to teach how everything works.
Prior to closing, Napolitano Homes owners walk through the home and scrutinize it with a fine-tooth comb. Any discrepancies are noted and fixed immediately.
The Closing Date is scheduled when cabinets and countertops are installed. That is the last piece of the puzzle to make sure we meet a specific day that you close on your brand new home!
To put you at ease, every phase of construction is inspected by the city in addition to what we’re looking at daily. There are 23 inspections that occur!
The foundation of your home is complete, the framed walls and roof are up, and now is the time to look at the house’s “skeleton” before the drywall is installed.
This is the first opportunity in the home building process to meet with your site builder and construction personnel who are in charge of building your home. Your selections have been made, and now is the time to double-check paperwork to ensure a smooth transition from empty homesite to dream home.

Watching an empty homesite transform into your dream home is one of the most exciting things you can witness! We know that you will want to see updates almost every day. That said, construction sites are dangerous places so PLEASE do not enter your home while it is being built. We organize several times during each phase of construction to view your home, so there will be plenty of opportunities to view it as it goes up.
In support of this commitment, Napolitano Homes provides you with a warranty through 2-10. This program provides you with a written warranty as well as, provides a 10 year structural coverage for major defects should they occur. This insurance will convey with the home should you decide to sell at a future date. 2-10 provides you with a one-year materials and workmanship warranty, 2-year major systems and 10-year structural warranty. Please read the insurance coverage information thoroughly, as it will outline specific warranty guidelines for your home.
Warranty Service Requests must be submitted in writing to be processed. We cannot schedule warranty requests from your telephone call or from a personal visit to our construction office. Our Warranty program consist of two mile stones during the first year warranty period, beginning the day of closing, or possession, whichever occurs first. The first mile stone is the 12 Week Review and the second is the 11-Month Review. The process is explained below:
This is an adequate amount of time for what is known as the “Break in Period”. During this interval, you should become familiar with your new home. In your Orientation packet you were provided a form to use to submit your 12 Week Review, should you have any items. Upon receipt of your written 12 Week Review form, we will contact you to schedule and address items submitted. Appointments are scheduled as an AM time slot (8am – 12 Noon time span) or PM time slot (12 Noon – 2pm time span). Please keep this in mind when scheduling, as we cannot pinpoint exact times for contractors. If you are unable to attend the scheduled appointment, please try to notify us 48 hours in advance so we may reschedule. Please note any items not listed or submitted on the 12-Week list will need to be addressed at the 11-Month review, unless classified as an emergency or impede the living conditions of the home.
As you near the 11th month of your materials and workmanship warranty, with only four weeks left until the end of your one-year coverage, please be aware: if you encounter any concerns or issues with your items, kindly submit a written report via mail, fax, or email. It’s vital to complete any necessary review and repairs before your workmanship warranty expires to ensure coverage by our vendors. Therefore, please mark your warranty expiration date and take appropriate action.
Furthermore, as your first year draws to a close, if you have any items to report, please send them via email or fax at least 4 weeks before your warranty expires. This proactive step will facilitate prompt attention and resolution of any outstanding matters.
The manufacturer of your kitchen appliances will work directly with you if any repairs are needed. GE® Customer Service can be contacted at 1-800-848-7620 or at geappliances.com or Sears/Kenmore at (888) 507-9312. Be prepared to provide the model and serial number of the item and the closing date on your home. Appliance warranties are generally for one year; you refer to the literature provided by the manufacturer for complete information. This is why the 11-Month review is so important because we want to help you take care of any issues before the warranty is up. Once the warranty period has expired, the vendor has the right to be reimbursed for services rendered.
Your Homeowner’s Warranty specifically applies to items constructed on your property by your builder. Certain items and conditions do not fall under the full term and conditions of your home warranty. For instance; trees, shrubbery, landscaping, seeding and grading are items where approval is certified at the time of final inspection (unless noted otherwise on your Orientation form). We are not responsible for the results of acts of God such as wind damage, rain or storm erosion causing gullies or washouts that may alter the landscaped surface. In addition, any home issues that arise post the result of a hurricane, tropical storm, tornado, high winds, or other extreme weather events are non-warranted and should be reported to your home owner’s insurance for follow up. Concrete is a non-warranted item. Concrete products normally have some cracking and shrinkage. Minor cracking is normal. Cracking can be caused by elements outside the contractor’s control. Additionally, there are other areas not covered by your warranty. Please consult your 2-10 Home Buyers Warranty booklet for specific “exclusions”.

Administrative Assistant
Terri graduated from Mary Washington College with a Psychology degree and a minor in education. After teaching elementary students in the Virginia Beach School System for 10 years, she joined her brothers at Napolitano Homes. Terri works with all municipalities regarding permits and entitlements. She also coordinates all major company events.
Project Manager
Fred Napolitano III was born and raised in Virginia Beach, Virginia. Upon graduating from Hampden-Sydney College in 2007, he spent time attending the National Outdoor Leadership School (NOLS) in the Yukon Territory of Canada before settling back in Virginia Beach. Fred started his career in construction at Capital Concrete, as part of the third generation of his mother’s family’s business. After a few years of learning the concrete industry, he began his tenure at Napolitano Homes where he’s worked since 2009.
Professionally, Fred is a licensed class A contractor, OSHA 10, and CPR/First Aid Certified. He is a member of and Builder Director for the board of CBVIA (Coastal Virginia Building Industry Association) and also represents Napolitano Homes on their internal trade council.
When not on a job site, Fred enjoys being on the boat, surfing (anything water/beach related), and spending time with his family- his wife Kate, daughters Lucy and Annie, and their golden retriever Corbet.
Purchasing
Joe joined Napolitano Homes shortly after graduating from Hampden-Sydney College with a B.A. in economics in 2009. Over the years, he worked his way from sweeping houses to Superintendent and now currently works in purchasing with his father, Fred II. As a member of the purchasing department, Joe applies his former field experience and relationships by working with vendors, subcontractors, and suppliers to purchase all aspects of a home build. Joe oversees the budgeting and estimating programs during the home-building process to ensure all homes stay on budget and at the best overall costs for Napolitano Homes customers. In his free time, Joe can be found spending time with his wife, and two children, surfing, or cooking.
Land Acquisition and Development
Vince II joined the family business as a site helper, learning the ins and outs of construction with a “hands-on” approach. Over the years he’s gained experience in all facets of construction, culminating in overseeing entire communities as a site builder. Vince has always taken pride in the homes he’s built, making sure each home is treated as if it was his own. His commitment to customer satisfaction depends on transparency and setting expectations in an environment that’s always changing.
More recently, Vince II has taken on a new role as part of the Napolitano Homes land acquisition and development department. There he assists key leadership with market research, land identification, and acquisition, as well as municipal affairs.
Vince II is a licensed Class A Contractor, a Responsible Land Disturber, and holds active OSHA 10 and CPR certifications. He stays involved with the local builders association (CVBIA) where he serves on the Membership Committee.
Vince’s community involvement also revolves around construction. He currently serves as President of the Habitat for Humanity of South Hampton Roads Young Professionals Group. Through volunteering and social events, the group assists in supporting Habitat’s mission of making homeownership a reality for families in the Coastal Virginia region.
Outside of work, Vince II enjoys spending time with his wife Sydney, and their two dogs. He loves cheering on his favorite team, the Commanders.
