NAPOLITANO CONSTRUCTION PROCESS

1. Buyer Involvement

Customer participation is desired and encouraged throughout the Napolitano building process. As we build your new home there are scheduled meetings with our community builders to discuss the status and address any concerns you may have. In order for us to improve our customer service we need to know what you think, because we are always trying to build homes our buyers will love living in for years to come! Napolitano Homes wants to make the purchasing and building process as stress free as possible for you.

Our policy is simple: Each new home buyer deserves complete satisfaction in his or her home. That's why Napolitano Homes places such an emphasis on customer research and tirelessly seeks input from past and current home buyers to continually improve and create the ideal home.



2. Framing Tour

This is your opportunity as the home buyer to walk through your home before the walls start going up with your community builder. They will point out to you exactly what is in your home. You will be able to get a good visual picture of what your house will actually look like as the walls start to take shape and everything is framed out. Things like your custom selections, wiring and plumbing will all be pointed out to you. This is a great question and answer time also as you will be getting one on one time with your builder.



3. Customer Wants to Know

During the construction of your new home we know you may have some questions. Maybe you have visited your home and you aren't sure why a window is put in a certain way or you want to know when the appliances will be installed? To help get your questions answered in an organized and timely manor, we have developed the Customer Wants to Know Form. If you have any questions you can go to your Site Agent, fill out this form and submit it to our office. Within 48 - 72 business hours we will have an answer for you.



4. Quality Control Inspection (QCI)

Napolitano Homes considers the quality of our homes to be one of the main things that sets us apart from other new home builders. To make sure your home meets our high standards we conduct our own examination as well as all the required inspections your home goes through. Before the final walk through an extremely thorough inspection will be completed. Any areas of concern will be marked and necessary corrections will be made. This is an extra service we gladly provide to you, our home buyer.



5. Orientation Meeting

Your Orientation Meeting will take place the day before you close on your new home. We will walk through your completed home with you and explain everything you need to know. Warranty items will be pointed out to you and we will also make a list (a punch list) of anything else that may need to be fixed or taken care of in your home. A date will be set for 12 weeks out when we will come back and take care of any issues that are noted. Three weeks after the Orientation you will receive a letter reminding you of the repair date and also asking you to send us any additional items you may have noticed that should be addressed. If there is some kind of major problem that would hinder the use of the home of course that would be taken care of immediately.



6. 12 Week Post-Closing Inspection

Now that you have been in your beautiful new home for about 3 months you may have notices a few construction items that need to be fixed or addressed in your home. This is common with new construction and we are here to make sure those items are fixed in a timely manor. You will receive a reminder letter in the mail with a form to fill out and send back to our office with your concerns. You can also fill this form out on our website. We will then respond to you to schedule a time for a Napolitano Homes representative to visit your home and schedule your repairs.



7. 11 Month Post-Closing Inspection

After you have lived in your home 11 months we will do another review of any issues you may have come across that we need to fix. This is your chance again to make sure you are completely satisfied with your new home.



8. A Lot to Digest?

We know all these steps may seem a bit overwhelming. But don't worry! Your Site Agent and everyone at Napolitano Homes is here to help answer your questions and make this process as easy for you as possible. You will also receive this schedule in your Orientation Package to refer to as we move with you through the steps towards your completed home.
